Katerra Decides Against SMART, Will Develop 600K SF Elsewhere

California-based Katerra changed its mind about occupancy in San Marcos’ 880-acre Air, Rail and Truck Terminal (SMART) and instead, will build its 600,000-square-foot manufacturing facility on the city’s east side. The Menlo Park-based, off-site construction manufacturer plans to begin building its $109-million project near Interstate 35 and Yarrington Road, in December 2019.

According to Katerra’s Matt Ryan, the company no longer required the rail component that was part of SMART. “As our product and our business evolved, the need for inbound rail was no longer necessary, so it gave us some optionality,” he told Community Impact.

Once completed, the facility will be a regional hub for the company, with manufactured items — such as cabinets, windows, walls, floors and roof tresses — shipped as far as 500 to 600 miles away.
