Former Austin 3M plant to become life sciences incubator

Karlin Plans $610M Improvements at Former Austin 3M Campus

Karlin Real Estate is looking at building a massive life sciences facility at the former Austin 3M campus in Austin. The estimated costs are $610 million. The Austin Business Journal reports the company is planning to make alterations at the site to accommodate an unnamed company. The tenant would occupy 234,000 square feet of the 1.1 million-square-foot campus, which spans 107 acres.

Karlin acquired the site at a foreclosure auction in the summer of 2021 and has been working to make it ready primarily for life sciences tenants.

Renovation of the campus, built in 1987, includes both interior and exterior demolition. A filing with a public Texas planning agency indicates the project is for a business occupancy of four of the five stories of the campus, including structural improvements, new interior partitions, ceilings, lighting and restroom upgrades, and modifications to the mechanical, electrical and plumbing, and IT systems. It’s set to start in March and wrap up in April 2027.
