Kannapolis seeking downtown development partner

Kannapolis Seeking Developer for Downtown Revitalization Project

Wanted: a clever, creative developer to build a mixed-use project, including 250 apartment units, up to 20,000 square feet of commercial space and 400 parking spaces in the downtown area of Kannapolis.

The city sent out a solicitation for developer qualifications last week for a site known as Block 6. That 2.7-acre site at 216 West Ave. is near Atrium Health Ballpark. The town has already spent $120 million on a downtown revitalization effort and wants this project to be the coup de grace.

Kannapolis has partnered with the UNC School of Government’s Development Finance Initiative to find a developer for the site. Submissions from developers are due on Jan. 19.

The city plans to select a development partner in the second quarter of 2024 and execute an agreement for the project in the second half of the year.
