Kairoi exploring mixed-use project on SA industrial site

Kairoi Affiliate Exploring Mixed-Use Project at Austin Industrial Site

The 71-acre industrial site east of Highway 183 near the Colorado River would need to be rezoned from light industrial to a planned development agreement. Austin Towers reports that the application indicates the project would contain multifamily residential, office, hotel, commercial and civic issues.

A traffic report submitted by the applicant suggested the property could consist of 385 hotel rooms, 1.5 million square feet of office space, 127,000 square feet of retail and nearly the same amount for restaurant space with a limit of a 15-story height.

The site is currently a concrete and asphalt manufacturing plant owned by Texas Materials Group. The site at 827 Ed Bluestein Boulevard is directly southeast of the interchange where Airport Boulevard and East Cesar Chavez Street meet.

San Antonio-based Kairoi Residential is known for building large downtown towers such as Sixth and Guadalupe and Waterline.
