JV to Develop 294-Unit Multifam with Retail in Atlanta’s Sugar Hill

A joint venture of PCCP, LLC, and Terwilliger Pappas will develop Solis Sugar Hill, a new 294-unit Class A apartment community featuring 12,000 square feet of retail and restaurant space. The property will be located adjacent to the $75 million Sugar Hill Town Center in northern Gwinnett County, GA.

Solis Sugar Hill will consist of a four- and five-story wrap building with ground floor retail and restaurant space and a 650-space structured parking garage.

The residential unit mix will consist of 30 studios (10%), 139 one-bedroom units (48%), 112 two-bedroom units (38%) and 10 three-bedroom (3%) units with an average unit size of 933 square feet.

Northern Gwinnett County is largely characterized by its suburban feel, employment centers, high-income demographics, and strong school district. The county encompasses some of Atlanta’s largest biotechnology and life science employers, contains several major Northside Hospital branches, and includes five different higher-education institutions.
