JV to Convert DC Office to Resi  

Henderson Park, in collaboration with Lowe, has embarked on a project to convert the office building at 1250 Maryland Avenue SW in Washington DC into a residential complex. The development will feature approximately 421 rental apartments, along with retail and commercial spaces, complemented by 545 parking spots.  

Renamed from Portals I, the building will offer residents various unit sizes and configurations, along with amenities like a rooftop terrace and pool, resident lounge, and co-working spaces. The project is expected to commence in early 2025. 

“Having already begun modernizing the adjacent Salamander Washington DC hotel, we believe in the underlying strength of this micro-location, including its excellent transport links and vibrant local amenities, which this repositioned asset will both enhance and benefit from,” said Nick Weber, CEO at Henderson Park.
