JV to Build 524K-SF Warehouse/Distribution Facility in Westfield 

A joint-venture development team of Winstanley Enterprises, LLC, and NorthPoint Development is progressing with plans to build Falcon Landing, a 524,000-square-foot warehouse/distribution facility on a 126-acre parcel adjacent to the Westfield-Barnes Regional Airport in Westfield, MA. The facility, designed for 1 to 2 tenants, will feature 362 parking spaces for two employee shifts and 322 tractor-trailer spaces. The location offers access approximately 2.5 miles off the Massachusetts Turnpike exit. 

The project, approved for development in October 2023 (state) and February 2024 (local), aims to address community concerns by incorporating a stormwater management plan, preserving mature trees for buffering, and eliminating connections to North Road. The project team includes Epsilon Associates, VHB, Good Earth Advisors, and Watkins Strategies.
