Joss Acquires San Jose Single-Tenant for $139M
NYC-based Joss Realty Partners has acquired a single-tenant, Class A office building for $139 million, according to reporting by the San Jose Mercury News. Located at 675 Creekside Way in San Jose-adjacent Campbell, CA, the asset is 100% leased to cloud communications company 8×8 Inc. as that company’s headquarters.
The five-story building next to Highway 17 is called Creekside@17 and is within walking distance to the Pruneyard retail, office and hotel complex, close to downtown Campbell’s burgeoning retail district and near a VTA light rail line.
Seller South Bay Construction, also the building developer, had signed the long-term lease with 8×8 for the entire building in 2019.
Following that milestone, the company charged NKF’s Phil Mahoney, Mike Saign and Todd Shaffer with finding a buyer like Joss seeking a stabilized Class A office property investment tied to a long-term lease with a high quality tenant.
Creekside@17 was designed by the San Jose office of Arc Tec Inc.
