Joint Venture Greenlit for 74-Acre Denver Mixed-Use Project
The Denver City Council approved a zoning request allowing a four-team joint venture to move forward with a development that would include nearly 700 new housing units and between 50,000 and 125,000 square feet of retail, commercial and hospitality space.
Known as the Denver Spur development, the project covers 74 acres to the east of Peña Boulevard and south of 56th Avenue, bounded by Telluride Street.
The zoning change allows eight-story development on two parts of the land and permits five-story buildings across the majority of the site. The land use types include drive-thru and shopfront building forms, as well as general residential and commercial uses.
The Denver Business Journal reports the land was purchased in 2018 for $14.5 million by a group including Rago, a construction company, the Troesh Family Foundation, Wall Development and Equity Ventures Commercial Development of Kansas.
