Joint Venture Acquires 257K-SF Colorado Warehouse Portfolio

A joint venture between ErvoSquare and Matrix Group purchased a 10-building small-bay industrial portfolio in Englewood and Sheridan for $33.4 million, or $130.91 per square foot. A JLL-led team assisted ErvoSquare with the acquisition.

Michael DeSantis and Brett MacDougall of Unique Properties Inc. / TNC Worldwide represented the buyer in the deal. A JLL-led team assisted ErvoSquare with the acquisition.

The 13.9-acre Pacifica Union portfolio, now rebranded as the Santa Fe Industrial Collective, comprises 10 adjacent warehouse buildings constructed between 1974 and 1985, housing 108 tenant units with an average size of 2,383 square feet. 

At the time of sale, the portfolio was 90 percent occupied.

The new ownership group plans to complete extensive capital improvements across the portfolio, including roof replacements, mechanical system upgrades, interior renovations, parking lot improvements and exterior paint.
