JLL Sells Two Upper West Side Walk-Ups
JLL Capital Markets completed the sales of 124 W. 73rd St. and 164 W. 81st St., a pair of walk-up buildings on Manhattan’s Upper West Side, for a combined $9.15 million in two separate transactions.
A local investor bought 124 W. 73rd for $4.15 million, while a single-family converter paid $5 million for 164 W. 81st.
JLL’s Hall Oster, Paul Smadbeck Conrad Martin, Teddy Galligan and Braedon Gait oversaw the sale of 124 W. 73rd. Oster and Galligan sold 164 W. 81st.
“124 W. 73rd was the first building sold from a portfolio of four that has been owned by the same family for nearly 50 years,” said Smadbeck. “The sale offered a competitive price for a fully free-market opportunity with zero exposure to rent regulation.”
“164 West 81st Street was delivered vacant, which offered the purchaser the flexibility to reconfigure the property as they desired,” added Oster.
