JLL Pre-Leases 540K-SF Hudson Valley Logistics Center 

A joint venture between Bluewater Property Group and Affinius Capital has pre-leased the 540,688-square-foot Hudson Valley Logistics Center (HVLC) in East Fishkill, NY. The tennant, a global automotive manufacturer, signed a long-term lease for the entire facility, set to be a new parts distribution hub. 

Located at 32-34 Patriot Way, the facility, completed in Q3 2024, features 36 feet of clear ceilings, 120 dock positions, three drive-in doors, 134 trailer stalls, and parking for 212 cars.  

JLL’s team, including Rob Kossar, David Knee, James Panczykowski, Dave MacDonald, and Charlotte Belling, facilitated the transaction. “In a market as dynamic as the Lower Hudson Valley, with truly limited inventory, occupiers are eager to lock in well-located, modern industrial space,” said Panczykowski.
