JLL Nabs Listing for 345-Unit Uptown Dallas Apartment Tower
Hines has placed an Uptown apartment development up for sale. The 22-story, 345-unit Maple Terrace Residences is being marketed by JLL.
The Dallas Business Journal reports the property at 3003 Maple Ave. is part of a mixed-use property that includes 155,000 square feet of office space and more than 15,000 square feet of dining space. They are not included in the listing.
Hines in 2020 purchased the historic Maple Terrace property. Construction began in 2021 to convert the roughly 100-year-old existing building into offices, while the new Maple Terrace Residences was built behind. The apartment tower opened in 2024.
Maple Terrace Residences has a 95.6% lease rate and more than 28,000 square feet of amenities. The building’s nine penthouses are 100% occupied, with an average rent of $15,145.
Maple Terrace Residences is located in Uptown, which is seeing substantial growth from the city’s booming “Y’all Street” financial district.
