JLL Handles 575K-SF HQ Lease for USCIS

The United States Citizenship & Immigration Services (USCIS) is taking 574,767 square feet at One Capital Gateway Drive in Camp Springs, MD in a deal valued at $256.6 million. The General Services Administration (GSA) will consolidate the agency’s five lease locations into one HQ campus, moving 3,700 employees in 2020.

“Moving a widespread agency across locations centrally in downtown Washington and placing it under one roof in Prince George’s County was not something that could happen overnight,” said JLL’s Brian Sullivan, who represented the landlord.

JLL’s Jae Lee and William Ruppe represented the GSA in the USCIS lease transaction.

The agency will be occupying space in developer Peter N.G. Schwartz Management Company’s newly constructed building adjacent to Metro’s Green line, just four stops to the Department of Homeland Security headquarters at St. Elizabeths. Bringing multiple sites under one roof is expected to help reduce occupancy costs by 30%,  compared to USCIS’s current costs in downtown.
