Denton Crossing 3

James Campbell Co. Leans Into Northwest Dallas Industrial

Demand for industrial product in the Northwest Dallas submarket remains high, with a total vacancy rate of 3.5 percent. One of the latest transactions in the submarket was Denton Crossing 3 and 4, a two-building class-A industrial portfolio at 900 and 920 S. Western Blvd.

The buildings recently sold to James Campbell Company for an undisclosed purchase price. The seller was Scannell Properties.

Both buildings were completed in 2020. Denton Crossing 3 is a 398,442-square-foot fully leased warehouse facility while Denton Crossing 4 totals 126,890 square feet of fully vacant warehouse space.

“The Northwest Dallas area is perfectly positioned for logistics and supply chain development with its abundant highway access, growing population and rising demand for well-located e-commerce centers,” said Kris Arviso, managing director at Scannell Properties.

Randy Baird, Jonathan Bryan, Ryan Thornton and Eliza Bachhuber with CBRE National Partners arranged the transaction on behalf of the seller.

“Denton has emerged along the path of northern growth in our DFW market as a targeted location for both tenants and institutional capital,” said Bryan. “Scannell Properties developed a best-in-class project that offers the capital markets a combination of stable cash flow in Denton Crossing 3 and upside potential with the leasing of Denton Crossing 4.”
