Jadian Capital Secures $277M Apollo Loan for 37-Property IOS Portfolio
Jadian Capital, a New York City and Stamford, CT-based investment firm focused on alternative real estate and asset-intensive businesses, said Wednesday that JIOS, its vertically integrated industrial outdoor storage (IOS) platform, has secured a $277-million loan from affiliates of Apollo Global Management for a 37-property IOS portfolio spanning 23 markets.
”JIOS has now secured over $800 million of debt in 2026 to fuel the growth of our national portfolio,” said Dan Schuchinsky, managing director at Jadian. “This financing demonstrates the continued growth of institutional lender interest in IOS and we’re pleased to add Apollo to our capital provider relationships.”
The portfolio is concentrated in infill locations near key logistics hubs and dense population nodes with a diverse tenant base spanning equipment rental, building materials, logistics and home services. With the support of Jadian, JIOS owns or controls more than 225 assets representing approximately $2.2 billion in value across 30-plus markets.
