
Irving Okays Converting Big Box to Dual-Use Project
LaTerra Development is repurposing a long-shuttered Fry’s Electronics Store into self storage and to develop retail on a 19.5- acre site along I-635 in Irving.
The City approved dividing the site at 2488 Market Place Boulevard into two parcels. The repurposed Fry’s Store will be transformed into an approximately 145,000 square foot Self Storage facility with an additional 46,000 square feet of indoor/outdoor RV and Boat Storage. The southern 11.7-acre site fronting the I-635 Freeway adjacent to Home Depot will be home to a 116,000 square foot community retail/commercial building with adjoining 700 surface parking spaces.
“We are now underway with initial design and development of the project and anticipate the first phases of construction could begin before the end of 2023,” said LaTerra’s Chris Tourtellotte.
LaTerra acquired the property in 2021, and has worked through site designs and uses with the City for the past year, culminating with City Council approval on December 8.
