Investor converts Plano offices to Co-warehouse workspaces

Investor Converts Plano Offices into Flex-Warehouse Spaces

FlexEtc invested $16.5 million to turn a 100,000-square-foot building into 76 warehouse spaces and eight offices. The building opened in early May and is currently more than 30% leased to a diverse mix of tenants, including e-commerce businesses, artists and specialty product makers.

The Dallas Business Journal reports that FlexEtc acquired the building 18 months ago for an undisclosed price. The company funded the project using a combination of personal capital and a mortgage on the property.

The facility offers flexible leases starting at three months. Tenants can select spaces ranging from 300 to 2,200 square feet or combine units to meet their specific needs. Rent prices depend on the size of the space, but a 1,000-square-foot unit is about $1,900 per month.

Dallas-based firms NCA Partners Architecture and Pacific Builders built the space. The building is located at 1600 W. Plano Pkwy., just off the President George Bush Turnpike.
