Investor Acquires Net-Leased Restaurant Property in Romeoville
Marcus & Millichap arranged the sale of a net-leased restaurant property, occupied by Fat Ricky’s and Franconi’s Events, in Romeoville, Illinois, for $3 million.
“Fat Ricky’s strong sales paired with the location, Romeoville, a growing community in Chicago’s southwest suburbs made this an attractive investment opportunity,” said Sean Sharko, senior managing director investments. “At closing the tenant executed a brand-new absolute net lease; the buyer will benefit from a stable revenue stream.”
Sharko, Austin Weisenbeck and Ben Shapiro, investment specialists in Marcus & Millichap’s Chicago Oak Brook office, had the exclusive listing to market the property on behalf of the seller, the operator, and procured the buyer, an out-of-state investor.
The property, located at 646 N. Independence Blvd., includes a drive-thru and sits on 1.44 acres along Illinois Route 53. It is adjacent to the Romeoville Athletic & Event Center and surrounded by national retailers and schools.
