Investor Takes Over Distressed Atlanta Apartment Asset

Liquid Capital Real Estate Investment basically transferred ownership of a Midtown Atlanta apartment complex to Audubon Capital. Audubon picked up the remaining unpaid balance on the loan. The Crest at Midtown property was sold outright rather than a foreclosure.

The Atlanta Business Chronicle reported the Liquid Capital affiliates acquired Crest at Midtown for $85.2 million in November 2021. Berkshire Residential Investments extended a $70.9 million loan for the purchase.

Developed by Equity Residential and completed in 2001, Crest at Midtown comprises 322 rental units and offers one- and two-bedroom floor plans. It’s located at 215 North Ave., about a mile west of Ponce City Market.

Liquid Capital also relinquished ownership of the 212-unit Optimist Lofts community fronting Piedmont Road in Buckhead in 2024.
