Investment Firm Targets Industrial Outdoor Storage Niche

Blake Rodgers and Pasha Johnson have launched Steel Peak, a specialized commercial real estate investment firm, with a focus on the growing niche of industrial outdoor storage (IOS) properties. Based in San Diego, Steel Peak will seek to acquire IOS properties throughout Southern California with capitalized values ranging from $5 million to $50 million, investing directly and in partnership with institutional investors and high net-worth investors.

“Over the past few years, we’ve seen an increase in demand for IOS properties from national tenants that are competing to identify sites in an extremely supply constrained market,” said Rodgers, “Our experience collaborating with major IOS tenants has provided us with in-depth knowledge of their requirements. This positions us to identify properties tailored to their specific needs, often securing opportunities that would typically remain off-market. Our strategies span value-add, re-leasing, sale-leaseback and built-to-suits among others.”

Blake Rodgers joined Steel Peak from JLL where he served as an industrial broker and co-led the firm’s Industrial Service Facilities Practice. Johnson was previously a principal and partner at PSRS, where he developed meaningful relationships with lenders across the nation spanning insurance companies, CMBS, agencies, regional and national banks and debt funds.
