Investment Firm Takes Full Floor Space at 10 Bryant

JLL has arranged a full-floor lease for Brighton Park Capital Management at 10 Bryant, a 30-story tower at 452 Fifth Ave. in Midtown.

The early-stage investment firm will occupy the 16,428-square-foot 21st floor under a 10-year lease with Property & Building Corporation Ltd. (PBC). This transaction, an off-market deal, is part of PBC’s repositioning plan for 10 Bryant. Recent leases includes Generate Capital’s lease of the 26th and 27th floors and Tilden Park Capital’s long-term renewal on the 28th floor.

“10 Bryant is among just a handful of buildings in an extremely tight submarket that can provide full floor identity for boutique office tenants seeking a spectacular location,” said Paul Glickman of JLL who leads an exclusive leasing team that includes Ben Bass, Kristen Morgan and Kate Roush. Brighton Park Capital Management was represented by Newmark’s Neil Goldmacher, Josh Friedman and Cooper Weisman.
