Institutional Buyer Picks Up Carvana Warehouse, Amazon Lot
Stan Johnson Company (SJC) has completed the sale of a portfolio comprised of a 25,107-square-foot industrial facility and adjacent parking lot in a northern suburb of St. Louis. The industrial building is fully occupied by Carvana Service Center and the parking lot is leased to Amazon Fleet Parking.
The portfolio is located at 5651-5701 Phantom Dr. in Hazelwood, MO. SJC’s Jonathan Ameen represented the Missouri-based seller. The buyer was an institutional investor based in Georgia. Price and cap rate details were not disclosed.
“The combination of two nationally recognized tenants, recent renovations, and a very strong industrial corridor led to significant investor demand for this quality asset,” said Ameen, associate director in SJC’s Tulsa headquarters.
The warehouse is situated on 3.4 acres and was renovated for Carvana in 2020. The adjacent parking lot covers 2.2 acres and is utilized by Amazon’s sprinter fleet vans and trucks.
