Insite Claims 160K-SF Houston Intellicenter

Insite Commercial Real Estate acquired the 160,407-square-foot Intellicenter, a Class A office property on Houston’s west side. Seller KDC sold the 10-year-old building on Beltway 8 (West Sam Houston Tollway) for an undisclosed price. The Harris Central Appraisal District values the property at $26.3 million. The seller, also undisclosed, is listed as LIC Houston Office Building Inc., traced to the same address as Lincoln Property Co.

The Intellicenter, situated on 12.8 acres at 4650 Westway Park Blvd., is in the 3-million-square-foot Westway Park office campus. The three-story property is 100% leased to Travelers Indemnity Co. and Cameron Village LLC, with Cameron’s lease for 25% of the building set to expire in October 2017. The HFF investment sales team representing the seller was led by senior managing director Danny Miller and senior director Trent Agnew.

KDC developed several Intellicenter buildings throughout the United States, which were notable for their LEED Silver certification and raised floors, to allow for technology wiring.
