
Innovative Deep-Green Watershed Building Delivers in Seattle
Construction is now complete on Watershed, a seven-story, 72,000-square-foot Class A+ office and retail development in Seattle’s Fremont neighborhood. The building at Troll Avenue N. and N. 34th Street takes drastic measures to reduce energy and water use, clean stormwater, and educate tenants and visitors about how a Living Building can be a regenerative force to stressed natural systems.
Hess Callahan Partners’ Joanna Callahan, one of the building’s developers, says, “Our intent is to show that it is possible to meet cutting-edge sustainability goals, while still meeting the needs of the most demanding technology tenant.”
The Weber Thompson-designed project is pursuing Seattle’s Living Building Pilot Program (LBPP), which requires aggressive energy and water usage reductions as well as other sustainably-forward strategies.
The office spaces were 72% pre-leased prior to completion, and several tenant improvements are already underway. The project is a partnership between CoU, LLC and Spear Street Capital, with JLL’s Lloyd Low and Joe Gowan handling the office leasing.
