Inland Strikes $206M Deal with Blackstone; Sells 855-Unit Portfolio

Inland Private Capital Corp. sold an 855-unit Denver-area portfolio to Blackstone Real Estate Income Trust, and walked away from the transaction with $206.4 million. The transaction is one of the largest on record for a securitized option of the 1031 exchange program, as well as representing one of the largest multifamily transactions in Colorado so far this year.

The apartment portfolio consisted of:

  • The 300-unit Arbour Square at Orchard Town Center, 14770 Orchard Pkwy., Westminster — 95% occupancy
  • The 252-unit Greens at Van de Water, 2900 Mountain Lion Dr., Loveland — 95% occupancy
  • The 303-unit Lake Vista at Centerra Apartments, 2235 Rocky Mountain Ave., Loveland — 96% occupancy

Inland, headquartered in Oak Park, IL, acquired all three complexes in 2014.
