Industrial Closes Out Year at Steady Vacancy Rate

An increase in demand for quality construction projects, combined with increasing absorption, is leading the San Antonio industrial sector to enjoy a steady vacancy rate at the end of 2018. According to NAI Partners, the vacancy rate in December is at 5.8%, meaning the 2018 average ended up at 6%.

Year-to-date net absorption was one million square feet, a 200% increase from November 2018. Move-ins included Southern Warehousing and Distribution, which leased 111,800 square feet, and Comet Signs, which secured 166,000 square feet.

On the construction side, H-E-B held a groundbreaking ceremony in November  for its 1.6-million-square-foot San Antonio Super Regional Grocery warehouse on Foster Road. The warehouse, the largest in San Antonio, is expected to open in late 2019 or 2020.
