Industrial Asset in Northwest Indiana Hits the Market

Greenstone Partners announced the exclusive listing of The Avanti, a newly constructed, multi-tenant shallow-bay industrial property located at 503 East 98th Avenue at AmeriPlex at the Crossroads business park in Merrillville, Indiana.

Completed in 2024, The Avanti is a 50,784-square-foot, fully leased asset in one of Northwest Indiana’s logistics corridors. The property is being marketed by Jason St. John, managing partner at Greenstone Partners, and is offered for $9.5 million.  

The tenant roster includes Snyder’s-Lance, Inc., a subsidiary of The Campbell’s Company, along with AutoMAK and Innovated Manufacturing, both of which maintain headquarters operations within the building. The tenant mix combines national credit tenancy with established local operators, providing durable cash flow and long-term income stability.  

“The Avanti represents a rare opportunity to acquire a newly constructed, fully leased industrial asset in one of the Midwest’s strongest-performing logistics markets,” said St. John. “Demand for modern shallow-bay industrial space continues to outpace supply in Northwest Indiana, driven by exceptional transportation infrastructure, lower operating costs, and continued business investment.” Located 45 miles southeast of downtown Chicago, the asset provides direct access to Interstates 65 and 90/94, as well as U.S. Highway 30.
