Iconic Stemmons Towers Hits the Market

The 13-acre, four-building, 290,000-square-foot Stemmons Towers in Dallas is up for sale. Younger Partners’ John St. Clair and Trae Anderson are representing the owner, a local investment group, in marketing the property at 2700 Stemmons Fwy., which is north of the CBD.

The property, located next to the Medical District and Design District, was built between 1962 and 1968, as one of Dallas’ first high-rise structures. St. Clair said that the property is zoned MU-3, which includes uses such as office, retail, lodging and residential. Still, while “the property is commonly thought of as a land-use play, it is not out of the question to repurpose one or more of the buildings,” St. Clair said.

Rental rates along the Stemmons Corridor are outpacing other submarkets, as the Medical District, Design District and Love Field continue expanding.
