Hyattsville Apartment Property Trades for $103M

Newmark has arranged the $103 million sale of The Edition, a 351-unit apartment property in Hyattsville, MD.

Located at 3401 East-West Highway in Hyattsville, the property offers walkability to a number of retail and lifestyle amenities as well as several prominent employers such as the National Center for Health Statistics, Prince George’s Community College, and The Mall at Prince George’s. The mid-rise rental community was delivered in 2019 and consists of 351 market-rate apartment homes. Unit features include stainless steel appliances, hardwood-style flooring, ground floor and podium units, walk-in closets and stackable washers and dryers.

Christine Espenshade and Robert Garrish of Newmark represented the seller in the transaction, a joint venture between Fore Property Co. and PCCP LLC. The buyer, Akelius, is an international property owner with approximately 2,000 rental apartments in Metro D.C. in addition to other real estate holdings across the globe.
