Hunt’s KC Center Benefits from Industrial’s ‘Three Ls’
The Hunt Midwest Business Center in Kansas City has benefited from “the ‘three Ls’ of industrial real estate—Location, Logistics and Labor,” said Mike Bell, vice president of commercial real estate. “We are seeing a cluster effect of automotive, 3PL, and e-commerce companies taking advantage of HMBC’s central location, strong workforce and direct access to public transportation.”
There’s also the attraction of a 25-year, 100% real property tax abatement based on investment and job creation, due to HMBC’s location within an Enhanced Enterprise Zone. Recently, American Tire Distributors opened a 108,860-square-foot regional warehouse and distribution center within the multi-tenant HMBC Logistics II, while ORBIS Corp. opened a 40,777-square- foot service center within Logistics II.
At HMBC Logistics I, Spartan Motors has expanded its cargo van and fleet uplift assembly operations to 63,169 square feet. Next month will bring the first Midwest location for a leading e-commerce supplier to Logistics I.
