Hunt Southwest Launches Houston’s Largest Spec Build Yet

Hunt Southwest Real Estate Development has launched construction of Cedar Port Trade Center, reportedly Greater Houston’s largest speculative industrial building yet. The one-million-square-foot facility in the multi-modal TGS Cedar Port Industrial Park is set for March 2021 delivery.

“COVID-19 has accelerated the shift from bricks-and-mortar retail sales to e-commerce and fulfillment, and it’s the large users that are actively signing leases in this environment,” said Hunt Southwest president Preston Herold. “Yet, the capital markets and spec development community have not adapted quickly enough to meet the requirements of these larger e-commerce/fulfillment users.

“As a result, these larger users have had to resort to the time-consuming, build-to-suit route,” he continued. “We are deploying our entrepreneurial capital to take advantage of this market inefficiency.”

Powers Brown Architecture is project architect, and E.E. Reed Construction is the general contractor. CBRE’s Jason Dillee and Nathan Wynne handle lease-up.
