
HSA-Led Venture Launches Its Biggest Warehouse Project
Chicago-based HSA Commercial Real Estate and New York-based Clarion Partners LLC have launched construction on Heartland Corporate Center, a speculative 757,880-square-foot warehouse along the I-55 corridor in Shorewood, IL. It’s HSA’s largest warehouse project to date.
The new build will come into a submarket that has seen Chicago’s largest number of new warehouse developments. “Despite the unprecedented growth and development in the I-55 corridor over the last couple years, absorption and demand have remained extremely strong, which speaks to the strategic value of the market for large warehousing and logistics firms,” said HSA CEO Robert Smietana.
He added that the HSA team is “very confident about a quick lease-up based on the interest we have experienced thus far for Heartland Corporate Center.”
Rosemont, IL-based Meridian Design Build is the general contractor. Colliers International’s David Bercu and Matthew Stauber are responsible for project leasing. Tenant occupancy is planned for early 2019.
