
Houston Office Space: A Tale of Two Cities
Examining the Q2 2018 metrics from various brokerage firms concerning Houston office space shows a dichotomy between the vacancy, asking rent, absorption and construction figures. That’s to be expected, as research methods differ from company to company.
What is an interesting dichotomy, however, is that, despite improvement in the overall Houston economy, office statistics continue to lag. Analysts point out a few reasons for this, which include smaller-sized leases, energy companies that are still struggling to offload space, and a flight to quality. In this latter scenario, it seems as though tenants want newer, better office product, with more amenities.
