Houston top in the state for adaptive resue projects

Houston Leads the State in Adaptive Reuse Projects

Houston is seventh in the country and top in Texas for adaptive reuse projects. Of them, 60% are repurposed office spaces, while former hotels are also rising in popularity as a conversion source, with a 30% share. The old Houston Post Office was converted to retail (see photo).

A Rentcafe survey also showed that:

  • Currently,  2,205 projects are lined up for future development in Houston, meaning the city’s backlog of projected conversions has more than doubled since 2021 when future projects totaled 890. Dallas is tenth in the nation with 1,912 future apartment conversions.
     
  • 85% of the upcoming units – 1,881 apartments – are located in downtown Houston, in Harris County, along the 77002 zip code. The buildings in the area that will get a new life are the Houston Holiday Inn, an office building dating back to 1972, the historic Exxon Mobil building, and the Sakowitz Department Store. 
     
  • Offices are the main source of conversions in Houston: 1,353 apartments are expected to becreated by repurposing this type of buildings. Hotels and retail stores are also catching developers’ eyes, with 667 and 100 future units, respectively. 
     
  • However, only 20% of the forthcoming projects in Houston are already undergoing construction, as the majority of them remain in the planning stage.
