Houston Industrial Market stay hot

Houston Industrial Market Continues High Absorption Rate

The year-over-year absorption rate in the Houston industrial market is at 16.3 million square feet, up 37% from 12 million square feet. And when tracking how the absorption rate has gone from January of 2022 through July, it’s the highest on record for that same time period.

Halfway through the year, NAI Partners reports overall vacancy in the market is 5.9%, dropping 160 basis points from 7.5% last year. The Houston metro triple net average asking monthly rent is $0.71 per square foot, up from $0.64 last year, a 10% increase.

Notable transactions so far in 2022 includes Macy’s 908,853 square foot relocation of its distribution and fulfillment center to the proposed Interchange 249 business park and Warehouse Services 663, 821 square foot renewal in Citypark East Industrial.

And the all important Port Houston has upped its handling of cargo by 18% YTD.
