Hollywood Office Owner Acquires Neighboring Property

An office property located at 747 Seward St. in Hollywood has sold to Brian Ballard of Ballard Partners, a bipartisan lobbying and PR firm, for $3,250,000. Kidder Mathews EVP and managing director John Anthony, SIOR and SVP Christopher Steck, CCIM represented Ballard.

In the spring of 2023, Ballard acquired the adjacent Class A office property at 743 Seward St. for $10,950,000. Constructed by Plus Design Group in 2021, the three-story 743 Seward features an open design with floor-to-ceiling steel frame windows, a nearly 600-square-foot private terrace and a historic oak tree in the front of the property.

It is situated in the media district of Hollywood, a block from Melrose Avenue and within walking distance to many popular shopping and dining destinations. Since the sale, the building has attracted substantial interest from tenants, reaching 100% occupancy.

Constructed in 1936, the single-story building at 747 Seward will be demolished and used for surface parking until future development plans are confirmed and initiated.
