Holland, Virginia Firm Join Forces on Vancouver Opportunity Zone Project

Vancouver, WA-based Holland Partner Group (HPG) and Arlington, VA-based EJF Capital are partnering on Block 10, a mixed-use opportunity zone development in downtown Vancouver, WA. Project plans include 110 multifamily units, 79,000 square feet of office and roughly 10,000 square feet of retail.

Holland executed a 60-year ground lease with the city last year that included land acquisition clauses at various stages of the lease. Instead, the new project partners acquired the acre of undeveloped land for roughly $3.3 million.

HPG’s Clyde Holland says, “Block 10 has sat vacant for too long, but soon it will become part of a vibrant hub of activity. We see so much potential and are proud to call it our new headquarters.” Holland Partner eventually plans to occupy two of the four office floors at Block 10.

Construction is scheduled to commence this month, with delivery slated for spring 2022. Amenities will include a co-working space, fitness center and third-level deck.
