Holland Partner Group Sells New-Build Apartments in Off-Market Deal

CBRE arranged the off-market sale of Folia, a 342-unit multifamily property at 12520 Camino Del Sur in San Diego, to an undisclosed buyer. CBRE’s Rachel Parsons, Derrek Ostrzyzek, Mike Murphy and Kenji Thomas represented the seller, Holland Partner Group.

“The sale of Folia exemplifies the type of suburban Southern California core apartment product that investors highly seek after,” said Parsons. “Its successful sale is a clear indicator of the strong fundamentals underpinning this market and the confidence in its ability to sustain those fundamentals long-term.”

Built in 2024, the 342-unit property offers one-, two- and three-bedroom luxury apartments equipped with stainless steel appliances, hardwood floors and in-unit washer and dryers. According to CBRE, the location places it within immediate proximity to major employment centers like UTC and the Interstate 15 corridor. It also provides easy access to upscale shopping and dining at Westfield UTC and San Diego beaches including Del Mar and La Jolla.
