Hobbs Brook Repositions Flagship Building at Waltham Campus

Hobbs Brook Real Estate (HBRE) on Wednesday unveiled a repositioning strategy for 404 Wyman, a 384,841 square-foot office building on HBRE’s flagship Waltham Campus in Waltham, MA. Improvements to the property, which serves as HBRE’s headquarters, are currently underway. Completion is slated for the first quarter of 2026.

The initiative will include a new fitness center, a renovated lobby, fully equipped conference center and a modernized Café. In addition, HBRE will develop expansive outdoor spaces with comfortable seating areas, fire pits, and new landscaping. The improvements will benefit tenants operating across all 11 office and life science buildings at the Waltham Campus, according to HBRE.

“At HBRE, our ethos is space as a service, and our ongoing investments reflect our commitment to providing outstanding workplaces for our current tenant partners while attracting leading firms to join our growing roster,” said Peter Gottlieb, president & CEO of HBRE.
