Hobbs Brook Brings Rhode Island Offices to 96% Occupancy

Hobbs Brook Real Estate (HBRE) announced that Northwoods, a three-story, 319,774-square-foot, Class A, LEED Gold-certified office building located at 1301 Atwood Ave. in Johnston, RI, has completed nearly 216,000 square feet of new leases and renewals over the past 18 months, including the largest new office lease in the market in 2025 at over 71,000 square feet. The property is now 96% percent occupied and achieved the highest leasing velocity in the market during that period, according to HBRE.

“The remarkable leasing activity at Northwoods over the past 18 months speaks to the market’s appetite for thoughtfully designed, high-performing workplaces,” said Peter Gottlieb, president & CEO of HBRE. “Securing nearly 216,000 square feet of leases, we’re proud to deliver spaces that inspire teams, strengthen company culture and raise the bar for office space across Rhode Island.”

Cushman & Wakefield/Hayes & Sherry represented HBRE in all transactions.
