Historic Congress Theater Comes Back to Market
Frontline Real Estate Partners has the listing for the historic Congress Theater at 2217-2139 N. Milwaukee Ave. in the North Side’s Logan Square neighborhood. The locally-based brokerage was appointed as a receiver after a redevelopment plan fell through and the lender moved to foreclose on the 95-year-old property, Crain’s Chicago Business reported.
Originally constructed between 1925-1926, the 104,119-square-foot landmark features a 56,103-square-foot theater, 46 apartment units and approximately 19,582 square feet of storefront space, according to Frontline’s marketing document. AEG Presents, the world’s second-largest presenter of live music and entertainment, has a lease to operate the theater.
As approved by the city, the restoration project entails a total overhaul of the theater and construction of a 30-room hotel, 14 affordable apartments and 16,000 square feet for retail space and restaurants. Additionally, there would be construction of a 72-unit residential building on an adjacent lot, not included in the sale.
