Hines/USAA Set for Creative Mixed-Use in West LA
Houston, TX-based Hines is partnering with San Antonio, TX-based USAA Real Estate and local property owner Philena Properties for construction of West Edge, a transit-oriented, mixed-use development at Olympic Boulevard and Bundy Drive in West Los Angeles.
The development will feature 200,000 square feet of creative office space, 600 apartment units, a full-service natural grocer, and an array of restaurants, cafes, boutique retail, and studio fitness options.
Gensler, Togawa Smith Martin, and Rios Clementi Hale Studios designed the office environment, which is registered to be LEED® and WiredScore Certified, and will pursue WELL Core & Shell Certification. The Hines announcement indicates that the partnership is designing West Edge for media, technology, and high-growth office users seeking a fully-programmed urban campus environment.
Construction has commenced with site preparation complete at the 4.8-acre site. A planned completion and opening is scheduled for 2022.
