Hines Signs Two Tenants at 697K-SF 717 Texas

Real estate investment firm Hines inked two office lease deals totaling 154,000 square feet at its 717 Texas in Houston. Calpine, a building anchor since 2003, extended its 126,000-square-foot lease term by more than two decades, while Smyser Kaplan & Veselka LLP signed a new 28,000-square-foot lease.

Lucian Bukowski with CBRE represented energy company Calpine in lease negotiations, while Cushman & Wakefield’s Jim Bailey and Trey Strake negotiated on behalf of litigation law firm Smyser Kaplan. Win Haggard Jr. with Colvil Office Properties represented Hines in both transactions.

Hines is completing a renovation on the 15-year-hold building, which include a new lobby, elevator finishes and lighting and security console upgrades. New food and beverage concepts will also be offered. The ground-floor upgrades are scheduled to be completed by April 2019.
