Hines/Oaktree JV Acquires Santa Clara Towers for $196M
A partnership of Houston-based Hines and L.A.-based Oaktree Capital has acquired the Santa Clara Towers office complex from Shorenstein Properties for a reported $196 million. Located at 3945 and 3965 Freedom Circle in Santa Clara, CA, along Highway 101, the 11-story Class A towers offer more than 445,000 square feet of building space.
Both towers are LEED Gold certified by the USGBC and capable of accommodating a range of full-floor and multi-tenant configurations from the building’s 20,000-square-foot floorplates.
Onsite amenities include one of Silicon Valley’s most recognized business eateries, Birk’s Restaurant, along with a health club, indoor pool with Jacuzzi, and abundant structured parking. Santa Clara Towers is positioned to offer convenient access to Route 237 and Interstate 880 via Highway 101 and is in close proximity to major hotels, universities and San Jose International Airport.
