Hines-Led JV Proposes 1.4M-SF MXU in Downtown Bellevue
Texas-based Hines and New York City-based Benenson Capital Partners submitted plans to develop Main Street Place, a 1.4-million-square-foot mixed-use project in Downtown Bellevue. The proposed project would include four office towers that could rise up to 16 stories, as well as a pair of mid-rise apartment buildings containing 400 units.
The site at 103 110th Ave. NE is located on a block that houses an Office Depot and is near the Hines-developed Summit III office tower that was leased to Amazon and then sold last year for $756 million to New York-based KKR. It is also near Sound Transit’s East Main light rail station that’s scheduled to open in June 2023.
Planning documents filed with the city indicate Main Street Place will include a million square feet of office space and 90,000 square feet of retail. There are four levels of subterranean parking planned with 1,500 stalls. The developers envision the MXU serving as “a new Town Square” in Bellevue, featuring plazas and pedestrian pathways through the development.
