Hines Announces 600K-SF BTS at Houston’s Pinto Business Park

Houston-based Hines, along with JV partners Kohlberg Kravis Roberts & Company, LP and Pinto Real Estate Development, commenced construction on a 600,000-square-foot build-to-suit for Emser Tile, Inc. within Pinto Business Park in Houston. Emser Tile is the largest, privately-held designer and marketer of tile and natural stone in the United States.

The cross-dock distribution facility will serve as the company’s primary distribution operation for the south central U.S., which hits roughly 35% of the country. The building is planned with 36-foot clear height, 500-foot building depth and 52-by-55 feet column spacing. That will allow Emser to achieve greater efficiencies and economies of scale in their operations, in addition to facilitating the company’s rapid growth.

The development is scheduled for completion in Q2 2018.

JLL’s Jarret and Jeff Venghaus represented Emser Tile. Hines was represented by Cushman & Wakefield’s Beau Kaleel.
