Hines Acquires 80 Acres in Virginia, Plans to Build 320 Homes

Hines has acquired an 80-acre land development lot known as Thomas Farm at Bristow Station in Prince William County, Virginia. The fully entitled land will be developed into a residential community with 320 homes.

Acquired in partnership with JR Real Estate Group, a D.C.-area real estate investment firm, the community will consist of a mix of market-rate single-family detached homes and townhomes. JR worked with the Thomas Family and County Officials to take the property through the entitlement process, and Hines will now develop the community. The lots are being presold to homebuilder NVR.

Construction is expected to commence in the second quarter of 2026, with the first lot sales to NVR to begin in the second quarter of 2027. TPG Angelo Gordon, a diversified credit and real estate investing platform within TPG, provided the loan to acquire and develop the project through its exclusive partnership with Harvest Capital.
