Hillwood Pays $44.5M for Surprise Warehouse

Hillwood Investment Properties has acquired Blue Cactus Logistics, a 258,100 square foot Class A industrial building in Surprise, AZ, in a recent deal valued at $44.5 million. The facility, completed in mid-2024, was sold by BlueScope Properties Group. 

The facility is fully occupied by TriColorAuto Group, which pre-leased the entire building while still under construction in early 2024. TriColor provides auto loans to underserved markets. 

Blue Cactus Logistics is located at 13400 W. Cactus Rd, at the northwest corner of Cactus Rd and Summit Way. The property sits on a 26-acre site. 

The property is located in the Loop 303 Corridor, and three miles north of Luke Air Force Base.

Greer Oliver, Ben Geelan, Connor Nebeker-Hay and Bryce Beecher with JLL Capital Markets represented the buyer and seller in the deal. The local market leasing efforts were handled by JLL’s John Lydon, Tony Lydon and Kelly Royle.
