Highland Delivers $25M for Glendale Creative Office Conversion

A JV between Los Angeles-based Hileman Cowley Partners LLC and San Diego-based LLJ Ventures LLC secured a $25-million bridge loan to redevelop Victory Studios, a state-of-the-art television production and broadcast center in the Burbank/Glendale media triangle. The property is located at 1840 Victory Blvd. and recently secured a long-term lease with an undisclosed tenant for the 67,000-square foot building.

The property was acquired in 2016 and was previous occupied by Warner Bros. Entertainment’s Telepictures Productions. The creative office conversion will add 11,000 square feet of mezzanine space and will update the two audience rated sound stages, green rooms, data storage and redundant power and data infrastructure, executive and production offices.

Highland Realty Capital’s Mike Guterman and Brad Sevier secured the 65% LTC financing with a local bank. Guterman says, “The lease was finalized during Covid which gave the project the necessary credit support required to get projects financed today.”
